Construction Cost, India (2015) - How much will home building cost you?

Q: What will be the construction cost to build a G+4 standalone building in India? (Starting: August 2015)

A: INR 1500 per Sq ft. (Includes angry local mobs, contractor's profit and the box of sweets that the contractor gives you, while you sign that MoU and give him the first payment.)

Thank You.

How on earth in India did we figure that out?

First, we went around Kolkata's New Town (had to be a Metro City for the cost to be applicable across India) and shortlisted a few good G+4 standalone buildings. Digging a little deeper led us to the contractors who put together these neat dwelling structures.

Next, we spoke to these contractors and came across a diligent and sorted out man among them who was scheduled to sign a new job soon.

After waiting for almost 3 months, on 17.08.2015, we got a call from him in the morning and witnessed the sign off between contractor and the owners of the land.

So here is the deal in gory details, like never seen before;

  1. Sir,
    After reading ur article it is quite understandable the cost required to build a house.
    I have few questions here on cost estimate if the following is also taken care of:
    1. If The outer walls is made of hollow bricks? I dont know if it is available in kolkata or not. If not can we add a 20 mm fillerblock in totalof 200mm wall?
    2. What will be the cost implementation of water proofing all toilets and kitchen walls and floor?
    3. What about adding a filler block in roof of the building? It will reduce the weight and heat transfer will be less.

    Regards
    Anupam

  7. You can greatly lower the costs and durability of the building if its based on modern construction methods with steel beam structure.

  9. That is one elaborate calculation. Now I realize the costing behind building a house. Again the costs may vary from region to region depending on the supply of raw materials and cheap labor.

  17. We mentioned different types of floors above. Some of them are the conventional floors, whereas there are some others that are the modern innovations. But, in all these flooring types, the conventional methods are more or less used. Low Profile Floor
